If this property history is correct, we've found the perfect example of Bozeman/Big Sky home flipping.

(The Big Sky Evergreen Retreat that has it's own pin on Google Maps IS NOT the property in question. See below for details.)

This isn't the first time in recent memory we've stumbled upon a property that has changed hands several times in a short period of time. But this Hill Condo up in Big Sky might take the cake.

To be clear: This condo is currently listed on Realtor.com and is 'Pending'. HOWEVER, the property history shows that it SOLD on 4/15/2022. It has been listed many times, with price increases and price decreases. Very confusing.

  • PRICE: $469,000
  • BEDROOMS: 1
  • BATHROOMS: 1
  • SQUARE FEET: 440 sq. ft.
  • ADDRESS: 21 Sitting Bull Rd, Big Sky, MT 59716
  • PROPERTY TYPE: Condo
  • HOA Fees: $272/month
  • PRICE PER SQUARE FOOT: $1066
  • YEAR BUILT: 1974

Another important point - I don't point fingers or blame realtors in situations like this. Property owners make the call about when and how they list their properties. It's a free country but on the surface, this isn't a good look.

The following is a screenshot from Realtor.com of the Hill Condo in question. Crazy enough, the property history is far longer than is what is shown here with even more sales when you look back over TEN years. Nuts.

(In fact, less than 10 years ago this same condo was on the market for $72,000.)

High demand and low supply across all desirable Montana markets, continue to make for a fast-churn environment. What has traditionally been one of the 'most affordable' properties in Big Sky probably looks like the easiest to make a few quick bucks.

But 5 sales in 4 years on the same piece of property? Our heads are spinning...
